Storage is the entire brief
In a small kitchen, the difference between frustrating and excellent is almost always storage design rather than square footage. The things that consistently earn their keep:
- Cabinets to the ceiling. The top shelf is awkward to reach and that is fine — it is where the things you use twice a year live. The alternative is a dust shelf above your uppers.
- Drawers instead of doors in the base cabinets. Deep drawers for pots beat a base cabinet with a fixed shelf every single time, because you can see what is at the back without kneeling.
- A proper corner solution. Blind corners swallow things. A pull-out or a purpose-made corner unit costs more and is worth it in a kitchen where you cannot spare the volume.
- A narrow pull-out in the leftover inches beside the range or fridge, instead of a filler panel.
- Appliances sized to the room. A narrower dishwasher, a slimmer fridge or a smaller range often buys back a run of usable counter, which in a galley is the scarcest thing you have.
- Lighting under the uppers. A small kitchen with a single ceiling fixture works in shadow. Under-cabinet lighting makes the counter usable and makes the room read larger.
Condo and apartment work: the building is part of the job
Renovating a condo kitchen is a different administrative exercise from renovating a house, and the building rules are not negotiable.
Most buildings require the renovation to be approved in advance, want to see proof of the contractor's insurance and WSIB coverage, restrict the hours when noisy work can happen, require the service elevator to be booked and padded for deliveries and demolition waste, and specify how debris leaves the building. Some restrict flooring underlay for sound transmission and most take a firm view on anything touching the building's plumbing stacks or the common-element ventilation.
All of that is workable. It just has to be handled before the start date rather than on the morning the crew arrives with a dumpster and no elevator booking. Tell us it is a condo when you call and it gets built into the schedule.
The other condo constraint is plumbing. Sinks in apartment kitchens are usually tied to a stack in a fixed location, and moving one is often either impossible or disproportionately expensive. That usually means designing around the existing sink position, which is a limitation worth knowing on day one rather than after you have fallen for a layout.
Galley kitchens in older Guelph houses
The classic west-end and north-end galley has cabinets on one or both walls, a soffit above, a door at each end, and no room to widen anything. The usual improvements, in order of how much they change the room: take out the soffit and run the cabinets up; remove or open the wall at one end where that is structurally possible; swap the base cabinets for drawers; and get the counter and lighting right.
In century homes, the small rear kitchen often has a former pantry, a back stair, or a rear entry eating into it.
